Your chosen builder will manage your project, ensuring that it runs as smoothly as possible (arranging for delivery of materials, sorting out if any subcontractors are needed, etc.). They will come to you if there are any questions or problems arising from the build. If there is a design related problem, you should speak to your architect before any decision is made. This may incur a further fee depending on of the nature of the problem.


Your builder will need to arrange for the Building Control Officer to visit the site to inspect the extension against the approved drawings and the Building Regulations. They will make sure that your extension is being built to the correct standards.


For an extra fee, you can employ your architect to regularly visit the site as the work progresses to ensure it is being built to their drawings and to answer any queries that the contractor may have. They can also advise you on how much you should pay the builder for the work completed in accordance with the contract.
