Improvements to the Facades of a Restaurant & Gift Shop in a Conservation Area, Padstow
3HW worked collaboratively with Edward Stein to successfully obtain Planning Approval and Listed Building Consent for Rick Stein’s Restaurant and Gift Shop in Padstow.
These buildings are within Padstow’s Conservation Area and one is also Grade 2 Listed. The applications had to be handled sensitively so that they complied with the guidelines for historic listed buildings and were sympathetic to their surroundings.
The Historic Environmental Planning Officer said of the scheme, ” The proposed works would improve upon the existing, enhance the significance of the setting of the surrounding heritage assets and make a positive contribution to the Conservation Area.”

The improvements include:
- New windows which are more appropriate to the surroundings
- The pebble dashed cement render will be replaced with lime based render which would have been the original external wall covering. This allows the stone wall to naturally breathe, helping to prevent future damp related problems.
- New signage for both restaurant and gift shop which have a coherent overall design.
- The drainage will be upgraded using gutters and drainpipes which look appropriate for buildings of this age.
- Work is expected to commence shortly.
